Buying, selling or renting in
Central Florida

I help people make intelligent investments across the Orlando area and Central Florida: property with potential and high returns. And I take you through it step by step, to a closing that holds — because a deal rarely falls apart over what went wrong.

It falls apart over what nobody asked in time.

Three doors

Which one are you?

Three doors, three different questions. Pick the one that sounds like you and the page answers it — no form to fill out first.

The difference

Why work with me

The whole deal in your language

Not just the showing. The lender call, the inspection report, the title company paperwork and the closing table, in English or Spanish. Nobody signs the biggest document of their life in a language they are still translating in their head.

I read the whole contract

My background is in law — studied and practised outside the United States, and I neither practise nor advise here. What it left me is the habit of reading every clause instead of the summary: which deadline starts when, what a disclosure actually discloses, and which line you will regret in ninety days.

Numbers in writing

Every house you seriously consider gets an estimated monthly cost: payment, taxes at the reassessed value, insurance, HOA, CDD. Verbal estimates are how people end up with a payment three hundred dollars above what they planned.

I will tell you not to buy it

A house with a fifteen-year-old roof in a market where carriers are refusing to write them is not a bargain, it is a problem with a discount. Talking a client out of a deal costs me a commission and saves them a lot more.

Central Florida

The kind of houses this market is built of

New construction with tile roofs and paver drives, on streets that were orange groves fifteen years ago. Knowing what separates one of these from the next one down the block is most of the job.

A new build’s backyard, and downtown Orlando

Two ends of the same market. A pool house facing a lake and a tower downtown are not competing for the same buyer — they are different decisions, with different numbers behind them.

A good part of my job is working out which of the two you are actually looking for, before you spend a Saturday looking at the wrong one.

Where I work

Eight places across the Orlando area and Central Florida. What follows is what a listing photo will not tell you about each one.

Questions people actually ask

How do you get paid, and what does it cost me as a buyer?

Since August 2024, a buyer has to sign a written agreement with their agent before touring homes, and that agreement states the compensation up front. It is negotiable, and it is sometimes covered by the seller and sometimes not. I put the number in front of you before you sign anything, not at the closing table.

What do I really need for a down payment?

Less than most people assume. Conventional loans start around 3% down for qualified first-time buyers, FHA at 3.5%, and VA and USDA can be zero if you qualify. Plan for closing costs on top — typically 2% to 5% of the price. Your lender gives the binding numbers; I make sure you have them before we start looking.

What is a CDD, and why is it on top of the HOA?

A Community Development District is a bond that paid for the roads, water lines and amenities of a newer community. You repay your share through the annual tax bill, often for twenty to thirty years, and it is separate from the HOA dues that maintain those same amenities. In parts of Horizon West and the newer Lake County communities it is a real monthly line, and it is why two houses at the same price can have very different payments.

Why does everyone here talk about the roof?

Because homeowners insurance in Florida is driven by roof age. Many carriers will not write a policy on a shingle roof past a certain age, or they will write it with a much higher premium. Get an insurance quote during your inspection period, not after — a house you cannot insure at a sane price is a house you cannot afford.

What is the homestead exemption?

A property tax break on your primary residence in Florida — up to $50,000 off the assessed value, and after the first year it caps how fast your assessment can rise. You file it yourself with the county property appraiser, and the deadline is March 1 of the year after you buy. I remind every client, because forgetting costs a year of it.

Can I rent the house out on Airbnb?

Depends on the street, not on the city. In the Davenport and ChampionsGate corridor, zoning and the HOA together decide whether nightly rental is allowed, and two similar houses a mile apart can land on opposite sides of it. We verify zoning and HOA documents before writing an offer on anything you intend to rent short-term.

What if I do not understand the contract?

Then we do not sign it yet. We go through it clause by clause, in English or Spanish, and I will tell you plainly which parts are standard and which are worth pushing back on. For anything that needs a legal opinion rather than an explanation, you want an attorney — and I will say so when we get there.

Is the home valuation really free?

Yes, and it is not an automated estimate. I pull the closed sales, walk the active competition, and write up what your house does better or worse than each one. It takes me a couple of hours, you get it in writing, and there is no obligation to list with me. If the honest number is lower than you hoped, you still get the honest number.

What does property management actually cover?

Everything after the lease is signed: rent collection, repair coordination, periodic inspections with photos, renewals started before the vacancy, the notices the statute requires, an owner statement for your accountant, and the move-out walkthrough with the deposit handled the way Chapter 83 requires. Most owners come to me wanting the whole thing — listing and management as one handoff — but if you only want the tenant placed, that is a normal place to stop.

I am selling one house and buying another. Can that work?

Yes, and the order matters more than anything else. We map the two closings first — a sale contingency, a post-closing occupancy agreement or a short rental in between are all normal here. What is not normal is figuring it out after one of them is already under contract.

General information, current as of this writing — not legal, tax or lending advice. Exemptions, rates and rules change, and they differ by county. Confirm anything that affects your decision with your lender, your county property appraiser or an attorney.

The first conversation costs nothing and changes everything.

Fifteen minutes on the phone will tell you more than three months of scrolling listings.
