I work the Orlando area and Central Florida — which in practice means four counties, because the line between them rarely matches the line a buyer actually cares about. The same house on the other side of one of those lines carries a different tax bill and a different insurance quote, and knowing where those lines fall is a good part of the job.

My background is in law: I studied and practised outside the United States. I do not practise or give legal advice here, but that training changed how I read a transaction — what each clause actually does, which clock starts when, and what a disclosure says that the summary does not. In real estate that habit pays for itself.

A good part of what I do is helping people buy with an investor’s eye: properties with real potential in Orlando and Central Florida, with the numbers — rent, expenses, taxes, vacancy — on the table before the offer instead of after it. Nobody can promise you a return. What I can do is make sure the arithmetic is honest before you commit.

I work in English and Spanish, all the way through — the lender, the inspector, the title company, the closing table. Nobody should sign the largest document of their life in a language they are still translating in their head.
