Rent & manage

I want to rent it out and have it managed

You hand me the keys. I list it, fill it, and run it from there.

One handoff, not two. I price it, list it, show it, screen the applicants and sign the lease — and then I keep running it: the rent, the repairs, the inspections, the renewals and the call at seven on a Sunday. You get a statement, not a second job.

End to end

One handoff, from empty to running

Most owners are not shopping for a listing agent and then a manager. They want to hand over a property and get a deposit every month. That is the path below, end to end.

  1. 01

    What it actually rents for

Priced against what leased nearby in the last few months, not against what the neighbors are asking. An empty month costs more than the fifty dollars you were holding out for.

  2. 02

    Listing and showings

Photos, the listing on the MLS and the portals that feed off it, and I handle the showings. You do not meet strangers at your own door.

  3. 03

    Screening, in writing

Credit, income, rental history, background and eviction records — the same criteria applied to every applicant, in the same order, which is both the fair housing requirement and the only way to compare them.

  4. 04

    Lease and deposit

A Florida lease, signed, with the security deposit held and disclosed the way Chapter 83 requires. Getting the deposit handling wrong is the mistake that costs owners the most later.

  5. 05

    And then I run it

The part that lasts years, and the reason most owners call in the first place: rent, repairs, inspections, renewals, and a statement you can hand your accountant.

Fees are quoted per property, because a single condo and a four-property portfolio are not the same job. Ask and you get the number before anything is signed.

Month after month

What happens every month after that

This is the long half of the job and the reason most owners call. It runs for as many years as you own the place.

Rent in, on time

Collection, the late notices the statute requires, and your deposit made on schedule. You find out the rent came in because the money is there, not because you chased it.

Repairs, handled

The tenant calls me, not you. I get the trades in, approve the small things within a limit you set, and call you before anything above it.

Eyes on the property

Periodic interior and exterior inspections, with photos. A slow leak found in month four costs a fraction of the same leak found at move-out.

Renewals before the vacancy

The renewal conversation starts months out, at a rent checked against the current market. An empty month costs more than the increase you were arguing about.

Paperwork your accountant can use

An owner statement with income and expenses itemized, so tax season is a download instead of a shoebox.

The move-out, done right

Walkthrough, documented condition, and the security deposit returned or claimed the way Chapter 83 requires — with the notice inside the window. This is where owners who self-manage most often lose money.

What every applicant is checked against

The same criteria, in the same order, for everyone who applies. That is what fair housing requires — and it is also the only way to compare two applicants honestly.

  • Credit report and score
  • Verified income against the rent
  • Employment verification
  • Rental history and landlord references
  • Background and eviction records

What you end up with

  • A rent figure backed by what actually leased nearby, before you commit to anything
  • A screened tenant and a signed Florida lease, without having interviewed anyone yourself
  • One phone number for the tenant to call, and it is not yours
  • Photos from every inspection, so you know the condition without driving over
  • A monthly owner statement, and a year-end summary your accountant can work from
  • A security deposit returned or claimed to the letter of Chapter 83 at move-out

Enough to price it and tell you what it would take. Nothing here commits you to anything.

Reply to me in

Your details go to me and nowhere else. No mailing list, no lender referral fees, no drip campaign.

Only want the tenant placed?

That is a normal place to stop, and plenty of owners do. I list it, fill it and hand you a signed lease, and you take it from there. Say so on the form and the quote comes back for that alone.

What would it rent for?

Send me the address and I will come back with what actually leased nearby, and what managing it would involve.
